Concrete is one of the few exterior surfaces that genuinely needs high pressure to clean properly. Roofs, siding, and screen enclosures all require soft washing to avoid damage. Concrete driveways and patios, on the other hand, benefit from the mechanical action of 3,000+ PSI paired with a surface cleaner.
Pressure alone, though, does not kill the algae and mold at the root. We combine both approaches: pressure for the physical removal of surface dirt, followed by a sodium hypochlorite rinse that kills biological growth so it does not come back in 60 days. If we skip the chemistry step, green and black staining will re-colonize the slab within weeks.
Never pressure wash concrete poured within the last 24 months. The surface has not fully cured and high pressure can pit or etch it. If you have a newly poured driveway, wait until the second year before the first professional wash.
Oil and transmission fluid. The most common driveway stain and one of the hardest to remove once it sets. We apply industrial degreaser, let it dwell for 5 to 10 minutes, agitate with a brush for heavy stains, then pressure wash with hot water when available. Fresh spills come up easier than old ones. Oil that has been sitting for years penetrates deep into the concrete pores and may lighten rather than disappear completely.
Rust. Orlando's well water and reclaimed irrigation water carry dissolved iron that leaves orange-brown stains wherever sprinklers hit concrete. Standard pressure washing does nothing for rust. We use specialty rust removers formulated for concrete, applied directly to the stain.
Algae and mold. That green or black film on shaded concrete is organic growth feeding on moisture and pollen. Sodium hypochlorite kills it at the root. Without the chemical treatment, any cleaning is temporary and regrowth happens within a few weeks.
Tire marks and skid marks. Rubber bonds to concrete under summer heat. We apply a solvent-based cleaner and use a turbo nozzle to break the bond mechanically.
Gum. Foot-traffic areas like commercial sidewalks and entryways accumulate chewing gum that hardens into black spots. We freeze-remove or steam-soften before pressure washing.
